{"id":5339,"date":"2020-03-12T13:42:07","date_gmt":"2020-03-12T21:42:07","guid":{"rendered":"https:\/\/justo.ca\/blog\/?p=5339"},"modified":"2020-03-13T14:10:49","modified_gmt":"2020-03-13T22:10:49","slug":"one-year-in-and-israeli-entrepreneurs-are-changing-the-way-toronto-does-real-estate","status":"publish","type":"post","link":"https:\/\/blog.justo.ca\/blog\/one-year-in-and-israeli-entrepreneurs-are-changing-the-way-toronto-does-real-estate\/","title":{"rendered":"One Year in and Israeli Entrepreneurs are Changing the Way Toronto does Real Estate"},"content":{"rendered":"\n<p>When Daphne de Groot and her childhood friend Moti Wisenberg moved to Canada from Israel &#8211; the \u201cstartup nation\u201d &#8211; they brought with them the Israeli spirit of entrepreneurship and innovation.&nbsp;<\/p>\n\n\n\n<p>As the pair began seeking out deals in the residential real estate space, they quickly learned first-hand that the decades-old model for buying and selling homes in the GTA was in desperate need of a shake-up.<\/p>\n\n\n\n<p>\u201cWe were trying to purchase a home, and the entire process was extremely frustrating and expensive. We felt like we were in the dark,\u201d said de Groot. \u201cBuying or selling a home is the largest financial transaction of most people\u2019s lives, and we realized we could make it easier, more transparent, and more affordable for everyone,\u201d<\/p>\n\n\n\n<p>Observing the market with fresh eyes and good old \u201cchutzpah,\u201d the pair launched <a href=\"https:\/\/justo.ca\/?campaign=blog_israeliarticle\">Justo<\/a>, a smarter residential real estate brokerage, in 2019 with a plan to make the process more efficient, cost effective and transparent.<\/p>\n\n\n\n<p>And they were clearly onto something. Sensing a paradigm shift was imminent, members of Toronto\u2019s Jewish community embraced the pair, with prominent members stepping up to help get Justo off the ground. Initial seed investors included Mitch Goldhar of Smartcentres, Robert Reichmann, and Anthony Heller of Plazacorp.&nbsp;<\/p>\n\n\n\n<p>\u201cWe were amazed by the support we received from the Jewish community here, who stepped up to help us not only with our business, but also with making us feel welcome in Canada,\u201d said Wisenberg. \u201cA lot of people invited us to shabbat dinners and other social events. Even though we were new immigrants, right away we felt like we had \u2018mishpucha\u2019 here.\u201d<\/p>\n\n\n\n<p>So far, it\u2019s proven to be a wise investment, as home buyers and sellers across the GTA have embraced the new model. In less than a year, Justo has saved home buyers and sellers more than $1 million in commission fees.<\/p>\n\n\n\n<p>\u201cTechnology has made buying and selling homes exponentially easier. At the same time, prices have gone through the roof in the last few years, yet the standard commission model hasn\u2019t changed at all\u201d said de Groot. \u201cThe result is that agents are being paid much more today for the same amount of work they did just a few years ago. We don\u2019t believe this is fair to Torontonians.\u201d<\/p>\n\n\n\n<p>De Groot is referring to the typical five percent commission commanded by realtors (split between the buying and selling agent) and paid by the sellers. On a million dollar home, that amounts to a $50 thousand expense to the seller, on top of land transfer fees, lawyer fees, and other closing costs.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<figure class=\"wp-block-pullquote alignright\"><blockquote><p> <strong>Justo cuts its listing fee in half, meaning on that same million dollar home, the seller would save $12.500. Justo also provides professional photographers, floor plans, and staging, saving sellers thousands more.<\/strong> <\/p><\/blockquote><\/figure>\n\n\n\n<figure class=\"wp-block-image is-resized\"><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/justo.ca\/blog\/wp-content\/uploads\/2020\/03\/Forsalesign-1.png\" alt=\"\" class=\"wp-image-5363\" width=\"477\" height=\"383\" srcset=\"https:\/\/blog.justo.ca\/blog\/wp-content\/uploads\/2020\/03\/Forsalesign-1.png 563w, https:\/\/blog.justo.ca\/blog\/wp-content\/uploads\/2020\/03\/Forsalesign-1-300x241.png 300w\" sizes=\"(max-width: 477px) 100vw, 477px\" \/><\/figure>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p>Buyers using a Justo agent benefit equally. While typically the buyer\u2019s agent receives a commission of two and a half percent of the price of the home, with Justo, that commission gets split 50\/50 between the brokerage and the home-buyer. So the buyer of that million dollar home will receive $12,500 in cashback when the deal closes. Justo\u2019s <a href=\"https:\/\/justo.ca\/listing-search?campaign=blog_israeliarticle\">interactive website shows all their listings<\/a>, including the approximate cashback potential buyers would receive. Justo also includes home inspections and legal services as part of their service.<\/p>\n\n\n\n<p>While cash is king, you can\u2019t put a cost on service, which is why Justo agents choose to work under this innovative new model.
